RENTAL APPLICATION INSTRUCTIONS

PLEASE RETURN APPLICATION WITH THE FOLLOWING:  

  1. For the Tenant Screening Fee, we will need $41.85 (per applicant).  Personal check payable to Graham Matthews, or cash is okay.  This fee will not be processed unless your application is selected as the landlord’s top choice (based on review of the application, references checked and possibly other information provided) in relation to other applicants.  If you are not selected as the landlord’s top choice, this fee (check or cash) will be available to be returned to you (via mail or pickup at our office).

 

  1. Be sure you “clearly” fill in the following fields extra carefully on your application:

-          Date of Birth

-          Driver’s License Number

-          Social Security Number

-          Contact Name & Phone Numbers (for all references)

 

  1. Copies of your driver’s license and/or social security card.  Copies of these items may be made in our office.

 PLEASE NOTE:  

  1. Income To Qualify:  To qualify for this rental,

                                                               i.            Your gross income should be three (3) times the rent per month AND,

                                                             ii.            You must have good credit.  A guarantor or co-signer may be acceptable. 

                                                            iii.            You should have a local employment history with your current employer or business for at least the past 2 years (or) worked in the same or similar field for that period (locally).  If you are new to the Los Angeles County area, but have a solid work history, a detailed account of your work history might be considered adequate along with bank statements that show you have funds to make this successful transition.  

  1. References:  Good references are important.  Please list references of past landlords, employers, past employers, etc.  It’s important to have these names and contact numbers listed clearly on your application (or under a separate page) so they can be contacted.  Good references may help offset a lack of a 2 year local work history.

 

  1. Explanations:  If you have any negative credit items that need to be thoroughly explained, please include and extra sheet to explain and go into as much detail as possible as to why you had those problems and why (in spite of them) you would be an excellent tenant choice.

 

  1. Pets:  Some landlords may consider one small pet (within strict guidelines).  Should the landlord allow an approved pet, that may require an additional PET FEE.
